Overview
This project ensures that by the time TMDC’s co-operative entities take full control, they are set up for success with a vetted set of candidate sites, development options, and aligned delivery partners. The focus is on pre-research, regulatory scanning, and outreach to align potential build opportunities with zoning, financial, and mission criteria.

Objectives
Objective: Provide the incoming co-op board with a refined pipeline of viable early build candidates and partners.
Key Results:
- ⏳ Identify and map at least 25 lots that meet basic zoning and size criteria
- ⏳ Develop 3-5 detailed site reports with regulatory context, constraints, and opportunities
- ⏳ Confirm soft interest or alignment with at least 2 prospective architecture or design partners
- ⏳ Produce one standardized "Build Readiness Brief" template for co-op use going forward
